PENERAPAN BIM MENGGUNAKAN CUBICOST DALAM PERHITUNGAN RENCANA ANGGARAN BIAYA: STUDI LITERATUR

Building Information Modeling (BIM) is a digital innovation in the construction industry capable of simultaneously integrating design data, work volume calculations, and cost estimation within a single integrated platform. This study aims to examine the effectiveness of 5D BIM implementation, particularly using Cubicost software, in the preparation of construction cost plans (RAB) for building construction projects. This research employs a literature review method with a descriptive-qualitative approach through the analysis of eight scientific publications covering various construction project case studies in Indonesia. The findings indicate that the application of 5D BIM using Cubicost is capable of improving cost estimation accuracy with a very small volume deviation rate, ranging from 0.18% to 5%, while also contributing to a reduction in total project costs of up to 11.55% compared to conventional methods. Furthermore, BIM is able to minimize rework potential through the automation of the quantity take-off process and the ease of detecting design conflicts between building elements from the early planning stage. Despite persistent technical challenges such as the need for human resource training, the long-term benefits of BIM are highly significant in supporting improved quality of construction planning and cost control. Therefore, Cubicost as a 5D BIM software tool has been proven to be a strategic instrument that needs to be continuously promoted for wider implementation in Indonesia's construction sector.
